Cheap off market house for the builder and rehabbing investor. This property is a tear down or complete gut. The ARV's of 4/2's in this town are $330K plus. This is a very desirable southern New Hampshire town for home buyers. I am a wholesaler and I am looking to assign this great deal to a cash buyer ASAP.

Do you think the 2-3 year term for refinancing would work on turn key type properties? I want to use private lending to acquire them giving the lender a nice percentage back each month/annually and hopefully use that money to keep purchasing new turn keys. I just need an out to either repay them the money back if they require at end of term or hopefully keep reusing it to acquire new properties. I know the answer is somewhat market driven in those areas. I'm a newbie so forgive my ignorance.

HI,

I have come across a lead of someone who owns a house that is paid for, however they are way behind in property taxes and condo association fees. To the extent that they're going to lose the property to a sheriff auction. The auction was delayed due to them filing bankruptcy and I am hoping this is an opportunity for me to get the property under contract and help them. I am a newbie and yet to make a deal.

I want them to sign the property over to me and in return, I will settle all debt with the property and help them get into another place. To do that, what form would be best to use? Assign to? Purchase Agreement? Another one?

(I will have it looked at by a local real estate attorney beforehand to make sure it works in my area)
