Columbus would be perfect! Look at the market and after all Ohio is the food mecca of the country! I would say vegas would be awesome but the price would be horrible. columbus would be much cheaper but i would hope we pick a warmer month like april :D

Yep as @James Wise state Ohio really doesn't like them and if i were to ever take one i would have in writing that i told the owner the market value of the property is X amount and he/she are still wanting to do a net listing. They really don't like them in Ohio

I think @James Wise hit it on the head! I would love to work with a bunch of investors who were serious about buying. A lot of investors like to "look" around to find a perfect deal. so a investor who is serious about buying is a good client.

@Brandon Sturgill Lancaster is a interesting place as well! a lot a lot a lot of opportunity there! property is cheap in lancaster and the houses are big. maybe one day we can network as I'm curious how you are doing out there in that part of town, I'm rather close to you ( canal winchester ) but do most fm y deals and transactions in columbus.

wait wait wait so if you make 7 million dollars illegally it is ok? or is it that the state laws in NY let people wholesale? Oh wait I'm still confused, he wen in contract 9 months ago and the price went up roughly 7% maybe that was just a good year and the price of the building went up over that almost year. does anyone have the CMA from when he 1st went in contract? has anyone check the state laws to see if wholesaling is illegal in that state? And one last statement, unethical/immoral, well is he a buy who could have actually bought the property and during that course of almost a year plans changed? did he intend to rob the seller of those 7 million from the start ?

coulda woulda shoulda bought the fertilizer plant a friend offered to sell to me for 45k in 09 that just sold for over 300k with no improvements just some other lucky guy sat on it until the economy came back didn't even use the buildings just left them empty and paid his taxes....

it is funny how you take a national average and change it. Again trying to alter facts to the side you agree with. lets try this again. 

on average a house ( any house ) sells for an addition 13% after paying commission when using a realtor over any other means. was that simple enough for you ? or is that still over complicated ?

id go buy a multifam downtown where rent is great and use it to live off of.

@Walt Payne so you are wholesaling bank owned properties ? i highly doubt that, so you are take a property selling it to a investor and making money from a house someone lives in... so lets say you "wholesale" a property for 60k and you make 5k off of it well your 5k is more then my 6% commission i would have charged to sell it to the same investors. as realtors we still sell to investor legally. you are just trying to manipulate what i said to what you would like it to be. ether way you are selling a house for more then they would have paid the realtor to legally do it and we bring them more money then you as we have better marketing tools. If you honestly think investors don't look at the MLS then you my friend are a silly individual.
