why not use your agent and submit a owner financed offer.... ??? its pretty simple to me, the agent can still work the deal for you. But i warn you ahead of time you need to come up with a good plan to pay the agents other than " in 3 years when the balloon payment is due and we close you will get paid " 

tell them to black out the offer price, name of the buyer but to show you a signed offer that is still open. Although you can't see a price you will see that there is a actual offer still on the table.

@Marjorie Jean-Baptiste as an agent in the cbus area i do know several people as well. But the biggest thing your going to want to look into is the areas you ant to buy and a agent who works those areas. IF you give some more details I'm sure i know a few great agents that can help you.

Give them the copy of the credit report you ran, then inform them they are decided based on credit due to the system standards your company uses.

@Sheri Ulm what is said is correct it is protection to cover you against the title company. I don't know what company you are using but i normally advise my buyers against it if the title company has a reputable name. It should cost you 250$ so if peace of mind is worth that to you then do it.

awesome numbers! sounds like an amazing deal! I am currently looking at a deal similar 110k purchase price needs rehab has 22 units i would rent fro 400-450 so 9300/month on averaged but kind of in the same situation not the nicest area of town but not the worst.

Hmm easy as it sounds i do not see this happening. Look at tesla ( i know i know its cars not houses ) many states made laws making illegal to sell cars via internet sales only. and that was just cars imagine what the states/government will do when it comes to houses. People over look what realtors really do. imagine a bunch of people typing up contracts to sell a house and how many legal issues it would cause. I know willow could very easily add contracts but that is still counting on the everyday average person with no schooling to type in the correct wording to protect themselves and not get sued. Id venture to say zillow is happy making the millions/billions they already do off of us agents and advertising.

@Stewart Beal I would love to hear your numbers on the 45 unit building thats now renting out 41 of 45 the obvious is 

325k purchase price 

75k rehab

so i am curious what is your monthly gross income off of the units and whats your monthly payments  you don't have to tell but i am curious is all :D

Welcome @Jen A. ! there are several of us central ohio agents here on bp. I would recommend once you see them pop up here in conversations send them a PM and talk to them a bit. We all have our own different ways of doing things so the key is to finding a realtor you want to work with. Also when you say familiar with down town that can mean so many things... what area of down town are you talking about as some agents specialize in certain areas ( ie. german village, victorian village, short north, downy town, OTE, marian village. ect ect ) so when you talk to the agent be clear on what you are looking for and what you would like.
