@Will Parker very encouraging to see both of you in the beginning stages like me. How are you sourcing preforclosure lists, tax delinquent lists, and code violations? I used list source to get a absentee list but I'm learning that just because they are absentee doesn't exactly mean they are motivated. Thanks for starting this thread guys. I'm learning alot from your questions/advice

Hello BP! We have a SFR under contract selling for 47K! It needs 20K in rehab. ARV is 71k. This is the cheapest piece of property on the in lake county! will rent for about $750/mo

@Cornelius Garland I've been reading these posts and I appreciate all of you willing to take the time to share all of your knowledge. I am starting a direct mail campaign and my strategy was going to be hand writing all my letters. Any advice for a newbie?

@Rowell Rodriguez yes it is alot. I know how many a day it would be and how much time I would have to carve out of each day to accomplish this. Have you had any success from direct mail or have you used another method that works better? Trying to consider all sides. And I got my list from listsource.

Hello BP family! First post here! I am BRAND NEW to wholesaling and I have jumped right in (gotta jump off the building and find my wings on the way down right?) super nervous but excited to be taking some action. Anyway, I purchased an absentee list of 2000 leads. I really want to handwrite letters to these potential motivated sellers because I have to believe that handwritten letters would command a better response rate. Am I correct in assuming this? or is there another angle to this that I haven't considered?
