Hey BP, I'm just curious how did you get your second investment property did you partner up ? Did you save up enough to put a down payment ? What strategies did you use or what type of creative finance ? Or better yet If you could start all over again how would you do it the right way ?

Thank you so Much . I recently did that two where going to move in but only one paid for Screening  in a timely manner so I went on to the next

Yes I had a few that give me the sob story and tried to see if I would lower the rent I told them id get back to them never sent the link to them for screening yet I have too many inquires so I cant get to all potential clients I narrowed them down to two clients not section 8 though. I just have one question for all the tenants that screened do I send a letter on why I didn't pick them? 

I'm currently using Zillow to screen for RI does Criminal and credit report

Use Zillow screening it's a life saver i'm currently in the same boat I have applicants looking . Second check EZ landlord .com for denial letters or use chat get as well that helped me to follow laws. I guess it comes down to how you connect with the person.

Hey BP I have questions I'd like to consider myself a strict person when it comes to screening my tenants recently I have a few section 8 applicants. After screening what should I look out for my biggest issue is credit and late fees . That's the number one thing I look for also rent to income . How do you go about this ? Then I have reg tenants . How and when do you give someone a chance . I also contact prior landlords to see feedback as well.
