Hi @Syed Lateef, Were you ever able to do your full building Airbnb? What was the CA process like?

Hi @Conrad Legé, A registration will suffice. The registration is complete through the Airbnb platform and lasts for 1 year. You will have to apply for a new license because you will be operating a new listing.

@Greg Tomita What are the standard long-term market rents for a condo in your area?

  • is this a long or short term investment?
  • How important is cash flow? Equity?
  • Do you have a team to do value-add deals?

What other questions do ya'll think is best to qualify investors?

It seems like coverage is varied and across the board. It seems like we're best cultivating a relationship with a local insurance broker in Chicago so he can field out the intricacies.

Most people are asking us: Does our current property insurance protect our home when we do Airbnb/VRBO? From everything I've read, the answer is no. Is this what you guys are finding?

We've come across this question each time we talk with a host (new or old!) and/or property owner. It seems like CBIZ and Prosper are the big names in the game, but when we've sent clients their way they have not always been responsive. So we've been trying to find a better, more personal solution.

We found a gentleman in Chicago whose run an insurance brokerage since 1991, and he seems to be one of the few insurance brokers willing to help protect and insure properties that do Airbnb/vacation rentals. Have you come across other quality STR insurance options? We found littler, custom-package guys here www.helpsafestay.com, but we prefer to work with someone in person.

Hi @James Wilson How do you feel about the insurance you obtained for your home?

We started working with an insurance broker who seems to be the only one who can offer a custom-solution for vacation rentals. No one else seems to want to play in this space.
