We use Turbo Tenant to list our properties, perform background checks, communicate with tenants and collect rent payments. Its free and very user friendly. If you only have 1 rental you can get away with a basic lease and insurance. No need for an LLC. As you grow you should then think about investing into those other things. We also use Eversign to electronically sign documents. Also, free.

Check out the Credit Plug youtube channel. Tons of information of lines of credit, credit card, & credit products. 

I use Wave accounting. Its free and its easy to track everything. Spreadsheets will get to crazy once you have a few properties. I've heard great things about Stessa too.
