@Pallavi Irshad, I'm from Hamden, CT. What is your reasoning behind purchasing a condo rather than a SFR or a 2-4 unit property. You can purchase a SFR and house hack to college kids.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $295,000
Cash invested: $59,000

Quad purchase using 80% hard money and 20% DP using credit card funding.

What made you interested in investing in this type of deal?

This property had a 9 car bay garage, 2 empty units and tenants that never paid. Once this property is stabilized, ARV will be 500k-600k.

How did you find this deal and how did you negotiate it?

Purchase price: $220,000
Cash invested: $44,000

Purchased property from an investor from the BP community. I used credit cards to finance the DP and used a hard money lender to finance a 30 year loan.

What made you interested in investing in this type of deal?

Purchase price was $220k and the property appraised at 260k.

How did you find this deal and how did you negotiate it?

A BP member posted that he was looking to 1031 exchange this property into something bigger.

The tenants were inherited and have been great. Paid every month (not on time) through the entire pandemic. The property is old and I have been slowly rehabbing and fixing it up.

Hi Morgan, I have a duplex in Middletown and I'm getting $1105 per unit. 3B/1B w/ Washer & Dryer. My rents are a little under market but my property still needs some work. I've owned the property for 2 years and I'm still working on getting it stable.

New investor in New Haven County. I’m looking for some turnkey multi family homes in the area and need some property mangegment companie referrals.
