James Carlson my only rental right now is actually in the mountains. Bennett is exploding with new housing developments, shopping, restaurants (mostly fast food right now - but hopefully something else soon) and shops. I've lived here for 10 years and the change is unreal. Also, the commute to Denver isnt that bad...just a straight shot on 70 and actually take less time than coming from south denver to downtown.

Hi Zac. Welcome. I'm in the same boat. I have a little experience and have had a few rentals but I made some mistakes and I'm looking to start investing and make some better choices and hopefully eventually go full time at it.

That's interesting. I have used VRBO for the last two years and I haven't had a problem like that. While there are things about VRBO that I didn't like (the guest service fee), for the most part I was really happy with them and I had great guests. I liked that it was easy to control who was staying in property and I didn't have a problem getting in touch with my prospective guests before I accepted their reservation. I liked to have a conversation with them. I found Airbnb to be much more difficult in that respect and no longer use them because I felt as though I didn't have the control that I wanted.
I also had my setting so that I required the full payment at the time of the reservation. I highly recommend that.

I will definitely contact you when I get there. I'm actually very interested in multifamily. I have never done that before, only SFR, but I would really like to explore multifamily properties and options for that.

Hi, I'm relatively new here. I've been checking out the forums and the webinars for a few week now.
I have had a few deals in the past, a flip (that went well) years ago and renting my house when I moved to another place but nothing real serious. Now, I want to get serious and make a business of real estate investing. I'm mostly interested in buy and hold but possibly a few flips as well.
I live in Denver but am planning to move to Maryville/Knoxville area in the next year. I am selling a few properties in Colorado and will have significant profit from a mountain property that I want to re-invest in the Knoxville/Maryville, Tn. areas through a 1031 exchange. I am gathering as much information as I can about 1031 exchanges and I know I have a pretty short time frame to put the money into new investments, especially considering I don't live in that area yet.
I am reading and researching the area as much as I can and I do have a good realtor who is helping me look for a residence for me to live in and rental properties. I am researching Zillow daily trying to get a good understanding of pricing and neighborhoods and rental rates in the area but not being there and knowing the "lay of the land" is concerning. Please let me know if you have any tips or suggestions on how I might better do this.
