Hi Anyone out there can refer me a good eviction Attoney with reasonable price in Salt Lake City area. I have been managed properties for over 12 years and never have to use one . I got a bit too complacent a few months ago and not followed the strict criteria , now it came back to bite me . I guess in this business , you never want to put your guards down .

Don't know if you have found your window guy . I used one guy for several of my properties. He charged $350-400 on an average window, labor and materials included. He is pretty reliable too. Let me know if you need his contact information.

Hi Carole I am a property manager . I am managing properties in several cities in salt lake surrounding areas. I have been managing a duplex in west valley for a out of state investor for 8 years . West valley is a more challenging area but I have been very successfully managing it at more than 95% occupancy. I have been making my investors very happy . Excellence references available . @Jeff Rappaport Thank you so much for the kindly advise. The interest rate on the house are 3% on first of $200000 and $4.5% on the second of $100000. I was told I might be able to refi to a 30 years fixed rate in one loan at 4.875%. The payment would be about $1900/month. My worry is how long it takes to get a high end house rented on average ? If it takes 2-3 month then it would be bad for me . The house got completely remodeled in 2007 ( was intend to flip but market tanked...) so it's in a very good shape. We have been very lucky to rent to a military family for the first 6 years then they helped us to rent to his colleague ( my current tenant) , so I have no much experience on high end house rental. That's so great I can get advise from people like you who has first hand experiences. Where you normally get the kind of tenants from ? If you don't mind I asked ? KSl ? Craigslist or ? As for exit strategy , that's what I am trying to figure out. By the way the house is in bountiful .
