I don’t agree that it’s better to hire a PM . It really depends . It does take certain personality.  I have invested and self managed my properties for over 15 years . I work over 48 hours average a week on my full time job ,I  don’t know anything about handyman work . But I manage as many as 12 properties. It takes me less than 4 hours a month to manage the maintenance need . Important thing is tenant selection and have reliable handyman resource as well as a good bookkeeper. With hands-on experiences, I get to know better about the laws and regulations regarding the rental, I understand what kind of property can be a better investment. All and all , managing the properties myself not only increase my bottom line , but also makes me a better investor.

Hi @ Am Kendall Thank you for sharing your experience.  I have a few rentals and I am always kind of curious about the expects of short term rental. But I am very busy . Don't think I can handle it myself. Do you mind I ask which one is the management company to handle your short term rental and what's the split ? Now you switch to month to month , my guess it's furnished right ? Do you have a favorite website to post? I have a condo in Millcreek that is allowed 30 days term rental , I have been thinking about that too . Thank you

Do you know if I have sent him the termination of lease on June 30, and our lease is a fixed term to begin with , I still can’t evict him right after pass June 30 ?

Hi All 

I would like to get some advices to how to handle the situation of tenant not paying last month's rent . I have a lease that is going to be ended this month . The lease clearly stated that tenant can't use security deposit for last month's rent . I went into the house yesterday and found out it is a messed there . There are some damages too. I guess the tenant knows he won't get his security deposit back so he has decided he is not going to pay this month's rent. Do I just let it go and do nothing and hopefully he will be out by end of the month when the lease ends? I have served him the termination notice by the end of May . It seems no point to try to evict him since the lease is ending soon . But maybe there are reasons out there that I haven't thought about it and still need to serve him 3 days pay or vacate notice ? 

Also , anyone out there knows any rent collection agency that can help to report the tenant's rent delinquency ? I don't care if I get the rent , I just want him to face the consequences.

Hi Ryan you have probably got the information you need . But just in case , Washington Federal will do loan for non warrantable condos , I have one loan with them . I have heard Wellsfargo will do it too

Hi Nathan thank you very much for your thoughts . I have a friend told me it is very complicated to do owner financing because I don't own the property free and clear . He actually ended up paying off his house first then did seller financing . Maybe I will talk to Tucker as you refer to learn more about it.

@Tobias thank you very much for the input. I guess by doing the option I have someone to rent it right after my current lease is up, I don't have the stress to try to find new tenant and hope they are good ones 😊.
