My husband and I are currently trying to decide if upgrading our master bathroom is worth the investment or not?  Currently we have ample storage space, a double vanity, a toilet (crammed into a small area) and a very small shower in the master bath, to expand the bathroom and upgrade the shower ( knowing it's quite a bit of construction) we are looking at a ball park of ~$40k is there a way to know that this investment will hold when it comes time to sell the property? The home is a bit older, built in 1964 and who knows what we are going to find in the walls when we open them up!

We are considering doing a full master bath remodel. Our current master bath is okay, it's small, and the shower is tiny, we were quoted about $40k to expand the bathroom a bit as well as do a full upgrade. Is there anyway to know that this investment into the home will continue to hold its value when it comes time to sell the property in the future?

You all are amazing and have provided great points! As a renter, I've always assumed the need for it, but never really thought of the purpose. I suppose since I'm new to the game, I assumed their policy would kick in and provide coverage should extensive damage be done. A great point was made regarding the tenants having a lot to cover.

@Ron Brady @Conner Olsen Thank you both for your input! Do you carry a standard Landlord policy or any additional or specific coverage if you don't require the renters insurance?

I don't remember how I found Bigger Pockets, but once I did, I committed to listening to a Bigger Pockets podcast every morning for one year. And I did just that. Almost a year to the date, I found a unit that had been on Zillow for over 90 days, I went and saw it and it was perfect for the mid term rental strategy due to the proximity to the hospitals in my community, I put in a low offer which got accepted and did some renovations with just my spouse and I. I'm now have my first renters moving in Friday! 

This unit was completely different than my original buy box, city and strategy I was originally thinking of, but by making the choice to listen to content and learn, and searching Zillow each day to understand my local markets it helped me identify a different opportunity when it arose. I'm not sure if I would have done anything different because I'm still new, but when you're walking the dog or commuting to work, turn on Bigger Pockets Real Estate, Bigger Pockets Rookie, Bigger Pockets Daily, On the Market or even the Bigger Pockets Money show and just start listening to content every.single.day.

I'm a rookie, so please be kind!

I have a medium term rental ( 3 month minimum as required by my HOA) I'm right next to a Level I and Level II hospital and I have my first pair of traveling nurses moving in at the end of the week, YAY! I have landlord insurance and after discussions with my agent, I believe I have the appropriate coverage for owning the unit and being a landlord.

On my check list that I provided them, they said no other rental requires them to provide renters insurance, what is your guys experience with requiring renters insurance of tenants who stay for 3-9 months?  They got coverage and sent me a screen shot of it and that it's active, but how do I know that they aren't going to turn around and cancel it?

I'm working on obtaining my first mid-term renter, does anyone have a preference or experience with RentRedi or Keycheck?

I had the same question and decided an LLC is likely the best route for me to go next.

In addition to this, is there any particular state to form the LLC in that is better than the state that I intend to do business in being Montana?
