Interesting! I had a call with an Evolve rep and they had no issues in transferring them To us. I guess that would have been a better way to say it than take over. But Evolve has been 1000% supportive of making the transition easy and smooth and seems to be well within their polices to do so!

If you take over their accounts (which is a violation of terms of service) and they find out, you will get those account banned and lose it all.

I would work hard to start over and get those bookings over to your new account.

We are closing on our first STR this week! YAY!

It's a completely turn key property, the sellers are transferring their profiles over on all of the booking sites, all of their contacts etc... It feels so easy and like a dream!

What's your best piece of advice or tip when starting out managing a STR?

Thanks for the reply! I found it on the MLS, it's within our desired location and it's been on the market for almost 50 days.

Hello All!

The market I really want to be in, is a small mountain town where inventory is insanely limited. The good news is that I have a relationship with a builder I like and trust!  The lot I'm interested is in town, has access water & sewer available, from all perspectives what are things that are different than buying a traditional pre-built home. Any and all thoughts, learned lessons, questions to ask, things to think about would be lovely!

Starting to dream about building a trendy tiny home /  container home community in our local mountain town that has become insanely unaffordable to the  locals. Does anyone have a brand or a layout of tiny homes or container homes they have used and loved or used and hated?

We are looking to add solar panels to our primary home, I’m curious to know about when one goes to resell their home if this adds value and if anyone can speak to an average on how much?

I'm new at this, so please be kind! 

This is my first MTR and only rental at this time, I had one set of traveling nurses who were awesome and I just got a call from a second potential renter, yay! The unit has been vacant for almost two weeks now and of course I'm getting nervous and feeling all sorts of inadequate with no leads in sight! On the phone, the renters wife made a comment like "It's not like we've had a history of not paying rent before so you don't need to be worried" and I wasn't worried... until that comment made me second guess. 

I have what I feel like all the proper precautions in place of background / credit /  employer and previous landlord checks in place... and I'm waiting to get the information from the potential tenant to start the verification process... Does anyone else struggle with similar feelings? Does it just take time? Any suggestions, comments, and encouragement is welcomed!
