Hello. 

I'm new to Real Estate. My primary focus is finding leads for my business partner and during the extensive research I've done for direct mail, wholesaling has caught my attention.

My question is: What happens if you enter into a contract with the seller and for some reason can't find an investor/landlord to purchase the home? Do I get stuck buying the home?

I recently sent out my first batch of letters for my mail campaign. After I sent, my business partner asked me to get feed back on the wording.

(Dear)

Hello! I'm interested in buying your house at (Address). Would you consider selling it to me? I buy houses in Nevada, Placer, Yuba and surrounding counties. Here are some of the perks for selling to me and not listing with an agent: Pay no commission, we close fast (a few days), we pay cash and we buy houses “as-is”. If you have any interest in selling, please contact me at (530) 270-9169 or [email protected]. Thank you for your time!

My business partner has stated this:

"I'm interested in buying your house" kind of makes me think we are going to pay a lot.

"We buy houses in any condition" makes me think we are going to pay a little.

What do you think? Any suggestions will be greatly appreciated. I plan to send out the next round in the near future and want to make the appropriate corrections.

I've currently sent out a mail campaign and am receiving calls back. I need to prepare a cash purchase agreement. Is there a standard form that I could use. Any suggestions would be greatly appreciated.
