 HI Jennifer! The lease is to the end of March 2017, and the baby could be due beginning of March. I like to plan ahead ;) 

I like the idea of showing the place once I get their notice to fill in any gaps.

They are in a year lease and are looking to buy a home before the baby arrives. The rental would be tight with all the baby gear.

We live in a small town,  so I would like to extend grace. The tenants are also our friends and our babies will grow up together. If they break the lease, is it legal to keep the deposit in Oregon? Or do I return it minus deductions if the home is rented the following month?

The before pictures do not look like the same home at all. Great job! You probably strated a trend with the kitchen window seat- love it.

You are wise to get your personal finances in order before buying a rental property.  You will sleep better not relying on your tenants to pay your bills.  I  totally agree to follow the debt snowball and invest with leverage. You are on the right track!

Hi, I am Jennifer,a full time scientist and buy and hold investor looking to build enough rentals to cover my living expenses in the future.

My husband and I are interested in buying duplexes and small multifamily properties. We have one single family rental so far. 

I am glad to have a real estate outlet to share ideas with like minded people!

I think you should keep the front windows for the character and charm. In our area, most homes are not fully updated, so you wouldn't get a return on changing them. 

In my personal residence we just purchased, we have new double pane throughout except for the living room and dining because they are great big picture windows and we love the charm.
