hey, I thought I would jump into this thread since I have experience in our area. The first issue is that we only have 3 appraisers in the county, and 2 work in the same office essentially.  

With my recent refinance, the appraisal included crescent city, langlois, and north bend which is unfavorable to Brookings since our area is more desirable. Properties with acreage are a rarity so they will expand the search. 

My refinance came in 30k less than expected,  so I did my own comparables and report to counter the appraisal. They increased the value by 15k, so it was worth the time and effort.

Hi @Trudy B. Yes a 5% fixed loan is 5% for the whole 30 year term:)

Fantastic! My husband and I did the same strategy- live in flip with similar profit.  Tax free money is the best!  Now, if you are able to keep doing this strategy every two years, then you have a great plan to throw your profits into rentals.

@Jay Hinrichs totally agree!  I recently moved to Oregon from Austin, TX-- it is way too hot to do anything practically all day due to heat exhaustion.  In all the rapidly developing areas surrounding Austin, they are throwing up subdivisions, sometimes with homes that have foundation issues before the homes are complete.  Also, the weather is unpredictable from hail to tornadoes to flooding.  Not to mention the insane traffic congestion.
