Hello, just wondering if you ever figured out what you needed? I’m look into rent to travelers as well but I wanted to market it myself instead of giving money to Furnished Finder.  Did you end up using them?

I have a tenant who just randomly “fixes” stuff without telling me. For example changed out hard wired smoke detector and messed up the ceiling in the process.  I want to keep better tabs on the situation by doing regular walk throughs.  Do I need to specify this in the lease or can I just give the requisite 24 or more hours notice.

My FHA loan had really high closing costs as well. I just thought it was common for FHA loans because my last home purchase was not an FHA and closing costs were lower. I did just check my closing summary and like @Jim Vanhorn I did not pay any tranfer tax.   The only thing listed under the tax section was the recording fees.  Definitely find out more about that transfer tax.

Wow these are all very good points! It’s worth a try on a couple units and I’ll see how it goes and decide if I want to use them any more in the future

I ultimately decided that it is not big enough but I created a layout with a half wall that hides the bedroom area so makes it a little more private while keeping the openness of a studio. Thanks for your input

@John Underwood Haha, avoiding the calls was the reason I wanted to use them. I thought that if someone didn’t have a key to lose I wouldn’t be getting a call in the middle of the night. I’ll have to look into the life of the battery etc. So, you have used them?

If I have a 450sqft studio that I am already doing major rehab on, should I just keep it a studio or add a wall to make it a one bedroom. Having a wall will make it less open, but would a one bedroom possibly justify more rent. The bedroom would be about 8 or 9’ x 10’.

@Eric Wong, Wow, that’s a big one. For myself it would be better aesthetically to get rid of it but it’s not really something most would be able to do on their own for cheap. Would definitely involve a landscaping or tree service to remove. You can have someone come take a look and give you a quote and decide at that point of the cost/benefit ratio.
