I have found that one of the unit in my duplex has tenants that frequently leave the outside door unlocked. This door accessed the shared basement so it could open me up to potential loss as well as heated disputes if stuff gets stolen. 

Any tips? Not sure what I can do here besides ask that they lock it, which I have done multiple times and they said they would. 

We are not planning on renewing the lease with them when it is up. They have been very difficult tenants.

If they tried to bring all three we would definitely begin the eviction process.

My tenant moved here from out of state without her husband. She brought one of her three dogs with her. The lease specifically states that one dog is allowed and gives a clear description of that one dog that is allowed. 

 The husband visits every so often. The last time he came here they asked if they could bring there other two dogs with them. I agreed as long as I had a written email request with very specific dates on when they would arrive and leave. 

When he left, they switched which dog they left at the house. Which is not with accordance to the lease. 

Now she just informed me that her husband would be moving to the state permanently and asked if her husband could bring the two other dogs for the remainder of the lease (end of July). 

I think this is utterly crazy that they would ask this. I NEED some help with how to phrase my response and so that she understands that she violated the lease when she switched the dog. 

Help!!

My tenant moved here from out of state. Her husband and father came to help her move and stayed a couple days. Her husband will not be living with her full time as he will be primarily living out of state, just visiting often, but I told her that he had to be on the lease. Her father though, she just told me is going to be living there a month, which is in violation of the lease. My lease states

The only person(s) living in the Leased Premises is/are: (the husband & wife) 

  • A.Any change in the occupancy will require written consent of the Landlord and may be subject to an adjustment in the amount of rent. 

I need help on how to address this!

what do you say? How would you say it?

I am supposed to have tenants over right now to sign their new lease. They are late. For the third time. I don't have any confidence in them anymore. Can I cancel at the last second and tell them I no longer want them to be tenants?

Does anyone know or have a link to the Wisconsin regulations for carpet cleaning and replacing? I would like to find a statute that a friend can use for her tenants. They are demanding she change the carpet and the carpet is only two years old. 

I have an owner occupied duplex in the Milwaukee area. I have owned the unit for 6 months and the rented out portion is in need of some serious repairs, that cannot be done with tenants in the unit. I inherited tenants that have been there over 6 years and are paying way under market value for the area.  They are also on a month to month contract. 

I would like to ask the tenants to vacate the unit for the month of may and offer them first dibs at the unit once the work is finished and let them know that there will be a large rent increase. If they did decide to stay, we were kicking around the idea of letting them keep their belongings there, just not being allowed to reside in the unit. Does anyone have any experience or advice on doing something like this? 

Post: Security Cameras on Shared Duplex

I own a duplex and I live upstairs. My tenants below had some packages stolen and my car has been broken into. I am going to install security cameras. I know I probably need to inform them, but they won't have access to view the camera feed. 

Anyone have advice on how to approach and handle this with the tenants?

Can anyone provide a response? I am interested in hearing some feedback.
