I have a friend who was renting out a SFH and he left a large couch in the basement. He left it from when he used to live there. He didn't include any information about it in the lease. A family that lived there had a little kid who colored on it with marker and left some marker spots on it. My friend wants to charge him half the price of the couch originally, but he is now selling the house and leaving the couch anyways. Can he charge for that damage?

I am just starting out and I am in an owner-occupied duplex. I am curious to see what people use to document their expenses. especially if you only own a couple units and don't use a property management company. I want to ensure at the end of the year, that taxes go smoothly. I don’t want to talk to an accountant or CPA until I own more than one unit.

  • Best way to track expenses?
  • Best resource to learn about tax deductions?

I purchased my first investment property two weeks ago. It is a duplex. I will be living in one unit and the other unit has a long term tenant in there that is currently on a month to month lease. I have a couple questions that I could really use some help on from anyone else that does an owner occupied! 

1. I know that living on the premise will allow for the tenant to access me anytime she hears me. I am drafting up an estoppel to summarize some of the original lease agreement. I would also like to add something to it that covers how the tenant should contact me. Any suggestions on a nice way to put don't ask me to fix your garage opener while I am carrying my child to the car in the morning on the way to work? As an example. 

2. How should I ask the tenant to deliver the rent? I want to ensure that it doesn't get left somewhere that it could get lost or for them to claim they gave it to me, when they might not have. Any advice?
