Black mold was the scary words between 2005-2015.  It is still in the top 5 concerns

of a buyer though.

I am not addressing your question directly but throwing a little curve!

Make sure you steal the property because of the issue.  Mold  must be removed.

And to remove it it requires that you remove the trim and then remove the mold, then

you have to re sheet rock , then tape and mud several coats of mud, then install new trim.

Then putty and caulk the trim,   then repaint everything again, two coats at least.  The you have to

treat it.  ( the studs, around the area's that may have it ).  Then you are supposed to dispose of it

properly .    YUCK   !!!!!!!

Make sure your deal is worth it.

If you can get $10,000 off the deal because of this post send me a texas road house certificate.

Just kidding.

If your property is done right ( re hab).  most inspectors and new buyers will  never know it happened!

Good luck

Thank you for the response! I will be getting it at a deep discount. I just wasn't sure if an end buyer would have an issue with previous mold.

I'll send your certificate in the mail. ;)

Hello!

I am looking into buying a home that needs extensive mold remediation. I would like to fix it and flip it. Does anyone have experience reselling homes that have been remediated. I am concerned that previous mold may affect being able to resell it.

Any insight would be great!

It has never been an issue for me. Just make sure to get the inspection and tests before and after to make sure it’s completely gone. Also make sure to remedy the cause a well.

Thank you for the response!

Did you end up buying it? If so, was it worth it?

Hello,

Has anyone been to one of Jerry Green's seminars? I am considering attending but I can't find much info about him or any reviews. Any insight would be great!

Thank you!

Hello,

I am starting out wholesaling and trying to come up with a system. How soon before an auction do you start contacting a person? How often do you contact them after that? Phone call, text, mailer, or door knock? Any insight into a schedule would be great.

Thank you.
