I have my first rental property and I'm wondering how to collect rent online like via ach without paying a fee. Has anyone used the rental manager tool at apartments.com? They claim to not charge any fees but I'm skeptical. What do you all use?

Does anyone know of a good investor friendly brokerage in the Houston area? I am currently with eXp and disappointed with the level of support I receive. I am looking into StepStone because I would like to focus more on creative real estate but I can't find much information about them. Who do you recommend?

Because she's not aware that it's a double close. She's thinking it's just an assignment of contract. 


Wouldn't she need transactional funding for that and it will cost her, or me, in extra closing costs?

Hello!

I am under contract with a wholesaler but I just want to make sure this is being done correctly. 

She wrote up a contract between her and the seller and then she wrote up a separate contract between her and I. Is this right?

You'll need to hire mold certified contractor for a mold remediation. They will do a test before and after remediation. You have to disclose mold issue that was remediated on sale after rehabbing. You'll need to provide documentation mold was treated by certified mold contractor including test results. If you won't provide this information you may be liable down the road if the buyer will find this information. Any real estate agent will tell you the same. And yes, previous mold may affect being able to resell the property depending of the buyer. Some buyers don't buy properties with any issue even if the issues were fixed, and appropriate documentation was provided.

 Thank you for the thorough response. It's helpful to hear from those that have already done it.  We would be covering the whole remediation because we would be buying it at a deep discount.
