Purchase price: $42,000
Cash invested: $80,000
Sale price: $195,000

Five-bedroom home that had been rented for years, no carpet, needed new roof, interior & exterior paint, floor coverings, complete kitchen remodel including change in floor plan, tons of yard maintenance, new wiring in places, etc.

Sale price: $339,000

Old stone carriage house had substantial deferred maintenance. Worked with CJ Barton Construction, LLC to remodel and rent property. Sold after 2 years (we should've kept it!)

I'm a Realtor and investor in Moscow, ID and we have the same issue with smaller jobs. Some of our most reliable contractors now charge to do estimates because they are so busy. In my humble opinion, there are not enough young people entering the trades. I wish we had a vo-tech school up here...it would make a big difference in the long run. In the meantime,  my kids (who are both contractors) are about to be making more money than me soon!

Welcome Eugene! It can be stressful at times, but investing with family can be an amazing journey. Remember to always do your own numbers and don't rely on others to tell you what a rehab is going to cost!

We have the same problem...my son is always telling me, "Don't tell them I'm the landlord...I'm only 25!" We hire out plumbing & electrical and I do property management but it's a pain. I think if you are property management, all the tenants need to know is you're the manager. Just my opinion. Use the Bigger Pockets leases and charge for silly things like them loosing their key, clogging plumbing etc. Hope that helps!

Moscow, Idaho! We are home to the University of Idaho and have a very low vacancy rate. Our units personally are never empty!

Welcome Eric! You will learn LOTS here...I have been a real estate broker in Latah County (we are 90 miles below CDA...University town where University of Idaho is located with Washington State University just across the border...) This is a fabulous place to own rental property...we always have an extremely low vacancy rate with all the professors, students and professionals moving in and out of the area. Idaho is the second fastest growing state in the nation. So glad to have you here and wish you and your wife the very best in pursuit of your new rental acquisitions!!
