New landlord here..applications come thru with a clean criminal background check.  I also look up potential tenants on social media, mugshots.com, google them and find plenty of arrest but no actual adjudication or case has been turned over to other agencies etc.  I do check names, DOB, pictures to make sure it is the same person especially with common names.  How do other landlords handle such issues? Meaning-do ANY arrests raise eyebrows, certain types or crimes you avoid or as long as the criminal background check was good you just wave it off? 

Second part, is I have a property management company.  I am trying to get them to clarify for me how they go thru their background checks. Is it common for other property management groups to just run the criminal background check and not look further into other potential issues ex: arrest reports, etc.?  

Quickly finding my learning curve is still quite high despite months of research

The back ground check was done by my property manager and came up clean.  I just decided to google the applicants name (it is very unusual name I might add) and had their DOB and a photo too, definitely the same person, no doubt about it.  

Appreciate all the feedback! I have already moved on to a different tenant-just didn't feel right for a bunch of different reasons.

Potential renter with clean criminal background report but googling the person resulted in an arrest for domestic violence by strangulation 6 months ago and an arrest for lewd/lascviousness 10 years ago.   Yes or no to this renter?

Service dog is listed as husky 50%, shephard 25%, retriever 25%,  40 lbs.  Property manager says all appropriate documents are there that this is an actual service dog, not just something someone purchased off the internet saying it was a service dog. 

The reason for 3 days actually is they were in contract for another home in the neighborhood also listed by the same property management group and were all set to move this weekend. My house came up, likes it better and wants to switch over to me, but already notified his landlord where he is now that he was vacating this weekend so they have to vacate.  Property manager was ok with the letting them flip over to my house if I agreed to lease to them.

I have the actual credit report-what specifically should I pay attention to. No criminal records, no evictions.  Credit score mid to high 500's.  3 accounts in collections for a total of $600, looks like a car loan past due as of today (with 8 late payments in total) , 6 accounts with profit/loss writeoff.  

What else should I be looking at?  Total newbie here!

I agree Kim Meredith Hampton!  3 days is what is scaring me the most about the situation.

Property manager thinks it isn't a problem really .  Previous land lord states tenant was "clean, quiet and respectful and always paid on time."  I have asked for the actual credit report not just the score.  I do have 2 references I can call......

Have a new rental property-3bed/2bath, 1550 sq feet, nice area, HOA etc. Rent in the area is $1400 to$1500 monthly. Property just hit the market 3 days ago. My property manager just sent over an application for a former vet, now working for the local city govt. Has a service dog (I didn't want pets but you can't refuse them if they are a service dog). Mets monthly income criteria but credit score in the high 500's. Initially was going to rent a home up the street for $1500, but mine came on the market and he wants it instead. Willing to pay $1600 for mine. BUT.....also wants to move in by Monday.

Not sure if this is something to pursue....everything I have read here says be wary of people wanting to move in quickly, etc..........

Advice, thoughts???? Time is moving quickly here...........just literally got this info moments ago 3 pm on a Friday.
