New rental, 1st applicant

Have a new rental property-3bed/2bath, 1550 sq feet, nice area, HOA etc. Rent in the area is $1400 to$1500 monthly. Property just hit the market 3 days ago. My property manager just sent over an application for a former vet, now working for the local city govt. Has a service dog (I didn't want pets but you can't refuse them if they are a service dog). Mets monthly income criteria but credit score in the high 500's. Initially was going to rent a home up the street for $1500, but mine came on the market and he wants it instead. Willing to pay $1600 for mine. BUT.....also wants to move in by Monday.

Not sure if this is something to pursue....everything I have read here says be wary of people wanting to move in quickly, etc..........

Advice, thoughts???? Time is moving quickly here...........just literally got this info moments ago 3 pm on a Friday.

Take this all with a grain of salt, because I'm a newbie, too. The reason he needs to move quickly sounds legit and could probably be verified. However, I'd be reluctant to respond to pressure to make such a fast decision when I don't feel ready to do so. I would want to have a security deposit and first month's rent cleared before handing over keys. Can that even be done by Monday?
