Since you are relocating out of state and new to the rental business,  I would recommend that you hire a property manager to handle all of the advertising, tenant placement, maintenance, rent collection, etc for you.

@Mikel Kaubfa If your not registered with MLS, it does have public access and helps push your listing out to a ton of feeder sites. I would also recommend Facebook, Instagram, a company website, etc. I don't recommend Craigslist for rentals, we have not had any luck finding quality tenants there. We have also experienced someone copying our listing from CL. Good Luck!

Hi Brad! You can present the tenant with a lease or a 60 day notice to vacate. He would have the choice of either signing your lease or giving you his notice to vacate.

@Breanna Collins it’s never too early to start building your portfolio! I do recommend you initially hire a property manager until you get acclimated to leasing and tenant procurement. It’s worth the money and headache!

@Joe Dvorak Yes, it is! The main reason I got my license was to save on my own real estate purchases. The savings alone is worth it but it turned in to so much more after I got it! Take the plunge, you’ll be glad you did!

@Lawrence Dy if it wasn’t there when they signed the lease, than I would say no ! If they really want one maybe they could split the cost with you or pay a little more every month to offset the expense. Personally, it cracks me up with they feel that they are entitled to extra furnishings after they accepted the property as is.

@Robert Washington I recommend calling around to some Atlanta Property Management companies to see if they have any in house properties for sale.  I know we have a few multiplex properties available so other's may as well!

Hi Danial,  we provide a sample of the agreement to an owner that has showed a decent amount of interest in our company.  I like them to read the sample agreement and then ask them to call me so we can discuss all of their concerns/questions.  If they are not open to sending one to you and you're not comfortable with that I would take that is a sign that they are not the right company for you!  Keep looking :)

@Eric Malone We have run into this a few times and it has actually worked out great for us!  One piece of advice I would recommend is asking for 60 days of her bank statements to show proof of the deposits.  We all know W-2's can be fabricated but you need to know that she is consistently depositing funds and receiving money.  Good Luck to you!
