@Lynn Hill-Torres With C type tenants, you might have some difficulty moving into electronic collection.  But, if any of those tenants have bank accounts, then Cozy would be a good option for them because it is free.  I disagree with @Account Closed, who thinks that most tenants don't have bank accounts and those that do won't set up online payments. In my experience, tenants with bank accounts like the convenience of being able to set up automatic payments. And, in fact, I switched over to this method at the request of a tenant who wanted an online payment option, not the other way around.

Another option for C type tenants is to provide them the option to use Pay Near Me at a 7-11.  This comes with a small fee, but if they elect to do that option, you can figure out if you want to discount their rent. That way, they can pay the cash without causing you inconvenience. I think the most it costs per transaction is $5, and if this is an issue, I'd deduct the cost from their rent for the convenience of not picking it up personally.

@Jack B. You got really lucky if they actually vacated. I was anticipating a costly, drawn out eviction with lots of property damage based on your first post.  Congratulations.  It looks like you dodged a bullet here.

@Grant Francke The 3% fee is when the pay by debit or credit card.  It is free if they link it up to their bank account.

Yeah- underwear is a bad one. I don't think I've seen that in an ad though.

I think it is fine to not allow smoking.  People can take medicinal marijuana by other means than smoking.

I was just looking at some rental ads and stumbled upon a very nice looking home for rent.  Asking price is $3500/month.  I don't feel right posting the picture here, but the picture of the laundry room had the litter box in view. On top of that, it hadn't been cleaned in at least a couple of days!  Totally disgusting. 

What is the worst thing you have seen in a rental property photo?  Go!
