Deon, good luck in your journey. 

I am also a beginner and have not had the opportunity to take action. I do have a question, for a FHA loan, do you have to reside on the property? Or will they consider a loan as a investment property.

Awesome! I  appreciate all the great feedback. It sounds like the realtor is serious and willing to help me get a hold of some property, it's very competitive in Greenville, SC and most properties sale pretty quickly. I actually have no  money of my own at this  time, my mentor/investor will be  doing the purchasing, I am doing the foot work, however, for every property  I bring my investor/mentor he will bless me with a percentage. He is teaching me how to analyze the properties right now, but I am still in a blur about that.

Well I thank all of you again for the awesome feed back. Thanks to big pockets I have taken my first few baby steps. I am still afraid, since I feel I still have a ways to go, working a full time 2nd shift job is no help. But, your feed back has motivated me to keep moving forward. 

Which by the way, I had another realtor, I was working with, but I wasn't getting any listings that were worth the investment and she never asked to meet with me to find out what my goals were and how many properties I was intending to buy or POF either.

Most grateful too all of you that responded. 

I am loving this site. Loving the PodCasts, YouTube videos and the education we can obtain at all times.

Okay, listening to Josh and Brandon advocating to take action, so I did, however, not approaching this Journey alone, I have a great mentor and a Great Investor. I have taken the initial step as partnering with my Investor/Mentor to start finding him some vacant properties and short sales, etc. I approached a Realtor, although he hasn't provided any investment properties yet, since he wants to talk to me about our goals, he is requesting verification of funds? Isn't that something we provide at the time of starting a contract?

Any answers will be welcomed.

Hello everyone, 

I am Jennie, as you probably already know and obviously, I am a newbie and trying to learn the business... sorry if I am asking the same questions, I will appreciate if someone could tell me what investors are looking for. I am working with a investor and he goes by 65% rule, and I am yet to learn how to estimate the ARV and how I will determine if the property is worth sending him. Can anyone give me some direction please? And also if the property os listed at a certain price, the market value should be higher than that price? I do not mean to sound ignorant, however just trying to master this skill. Thank you.

Right now I am finding properties for a investor as my learning process, however, I need help in learning how to analyze the property, determine the ARV, Comparable, and how to determine if the property is worth sending it to him. I send him properties, but it obviously isn't what he is looking for. How do I determine the market value. I am trying to master this skill before I move forward.
