Most towns have an "at large" dog ordinance. Google town name + ordinance to check. If your town does AND your lease has "must follow local ordinances" clause, they are in violation of their lease. 

Post notice of violation / notice to cure letter for them referencing ordinance. Cure is to not let dogs out and get pet insurance.

Another option would be reimbursing them for punch pass to YMCA/small gym etc that has shower facilities if one is nearby. That's what we did when our home's septic system died and replacing it took a while.

I was hoping for some concrete feedback regarding the calculations sheet I posted. "It's tricky" wont convince someone to give me a loan. Would you agree on how I modified the vacancy and management amounts for owner occupied calculations?

Get accounts set up with commerical supply houses not the big box stores that consumers use. As of 4pm today Romar in DFW has CPVC and pex in stock. Just got $1200 of 2" CPVC pipe and fittings for my W2 job. romarsupply.com

I would recommend the same kits you used to the tenant. Depending on things maybe provide them to tenant. Its part of living in an old house. We used the plastic kits and pretty quilts hung over windows in Iowas house.

Google town name + GIS or county name + gis. GIS stands for Graphical Information System and is the government mapping software. You should be able to find zoning, flood zone overlay and much more. 

Also use https://www.fema.gov/flood-map... to view federal maps.

I use YNAB for my husband's small consulting business and it works fine. We don't have seperate bank accounts set up so I track it as section of main budget. Just did taxes and it was easy to pull report.

It sounds like the animals were not determined to be a violation by previous owners and tenant has maintained property well. I would not worry too much but limit additional animals going forward.

I would require an updated pet addendum at ownership transfer listing the current pets are allowed as exception to your standard pet clause. If animal dies or is rehomed any replacements must comply with standard pet clause regarding feet, deposit, rent, etc.

It sucks that you are having this problem. I would call to police and ask about a restraining order if they persist. For yourself and the property address so they can't bother the tenants.
