Off the wall idea- try full time RVing at an RV park. That is what we are doing right now to save cash. We have a nice triple slide travel trailer with king master bed and bunkroom for 3. Our are 8, 4, and 2 yrs old. 

Bought cash for $17k. We are at nice RV park with playground, laundry room, and pool for $475/mo. We're saving a ton versus our previous $1800/mo rent. And we have a real assest to sell on after finding a sticks & bricks.

I agree with above regarding inclusion into rent. If you go that route, specify amount and what happens with overage. Ie. Water as x gallons per month is included. Complex water overages above (x times # of units) will be backbill on x schema. Same for electric if you include it. 

Make sure RUBS or whatever method you use is legal in your area. Otherwise there is no incentice for turning off water or lights.

Cort furniture is a rental furnishing company that outlets selling their used inventory Good quality furniture designed to take a beating. I got a sofa and loveseat set worth $1600 new for $600 as C grade. Each item has a couple of spots on back that were repaired with matching fabric. Put that against a wall and noone will know.

One thing to consider is how slippery when wet polished concrete is. In my experience, it is the worst of any flooring. I would not rent a place with polished concrete because I have balance issues and toddlers. For toddlers, it's also least forgiving of faceplants.

All those appear to be related to vacant building management. I believe you would be able to get these closed as if building is rehabbed except signage until you get 1st occupant. 

Thanks for looking at my numbers. I'm south side of Dallas-Fort Worth metropolitian area. We are looking for property in Burelson, Midlothian, Mansfield, Waxahachie, etc. Market seems very hot and hard to find anything that cashflows. Or deals like this I will need a partner for downpayment.

You can get a humidity sensing switch to replace the standard one that controls the fan from Home Depot or Lowes. Was simple replacement and worked great.

Atleast in Texas, you have to get postmaster approval from your local USPS statio  to add subaddresses or change from single mailbox to a lockable style. Otherwise they will ignore additional mailboxes. Dealt with this for residential and commerical addresses.

Here's an idea for making the place safer if you buy it. Offer a modest sum per month for any Law Enforcement Officer who is willing to move in and be night security guard.

A small complex (~12 units) my friend lives in had a gang problem and went this route. It really put a damper on the crime since there were 2 cops living there and their friends from work were over all the time.

Pretty much every lease I've signed has a clause about complying with fed, state, and local ordinances as well as HOA covenants.

They would be violating this clause if your town has a quiet hour or noise ordinance based on being loud enough neighbors called the cops.
