@Ibrahim Hughes - Thanks for keeping me in mind, I'm sad that I can't make it however because I broke my leg and getting around is quite a challenge :( ....I actually got the meetup email for it and saw that you were attending so I really did want to get the chance to meet but I guess it will ave to wait for next time.

Hi Guangli Hu I would love to learn how to run cma, is that something that anyone can learn to do, or you must be licensed? I plan to get licensed in 2 months but am trying to absorb as much as possible now. The reason Im having a hard time figuring deals is because I can't accurately determine the ARV... so I feel a bit stuck.

Odie Ayaga thanks for the advice, I'm already guilty as charged with repeating forum topics... thanks!
Hi Folks, As a novice building my business plan, and am figuring out my marketing strategy, I came to wonder.... If there is so much $ to be made in wholesaling & flipping, how come I can't think of any large corporation specializing in it? What is it about the market that deters large players? Just wondering.... ~Jenn

Thanks @johnathan

@Johnathan Boyle Thank so much for all of the insight! I plan on building my network soon, I just want to make sure Im sufficiently knowledgeable before jumping head in...We are very near by one another and I will need an agent/investor on my team, so I would love to meet up at one of the meetings you mentioned sometime soon! My husband and I are actually in the process of opening a small grocery on Washington Ave in Belleville. Look forward to doing business in the future!

@Keith Saunders Hi Keith! I really like your method, could you explain to me in a little more detail how I could go about getting public records and how to vet them to find the quality leads....I am still new to RE and originally thought that I wanted to focus on Buy&Hold, but now that I see all the options, I have decided to get my feet wet networking with serious investors in my area to build a buyer list and beginning a methodical marketing campaign. That way, I can hopefully save up even more capital to invest comfortably in flips & BRRRR. I would appreciate any suggestions!

~Jenn

@Ibrahim Hughes, I am very interested in investing in Newark, do you go to any local REI meetings where we could meet and discuss your prespective on the potential there?

Hi Folks, Does anyone have any opinions or insight into buy&hold in Newark? I know a lot of people feel very differently about the potential there, so I just want to get different opinions. Personally, I feel that there is appreciation potential, especially since investors and new businesses have been moving in, but don't have experience in inner cities like that. Thanks....
