We are closing on a couple auction properties and there are owners in one of them. We want to work with them as much as possible because obviously this is a difficult time for them, and we don't want to just kick them out. 

What have you all done in the past in this situation? Cash for keys, pay first month of new housing, etc?

@Sean Tippens I would highly suggest meeting with a CPA or real estate lawyer. If you can find a CPA who is also an investor themselves, that is the real package deal!

@Dane Larsen, I'm finishing up at CWU this summer and live in Yakima. I actually lived in Bellingham for 2 years during part of my undergrad as well and worked at Re/max while I was up there. 

Sounds like you are going about this in a very thought out and mindful way. I think you have a lot of luck once you get over here, and I'd love to meet up sometime. Also let me know when you get down here and I'll get you plugged into the meet up in Yakima.

I believe this really depends on how fast you want to reach your goals. You could hunker down right away and spend 5-10 years purely focusing on growing your investments or you could take 15-20 years and travel as well. My wife and I also love to travel, and we try to take at least 2 trips a year. Usually one big one out of the country and another one in the US. We want to be financially free, but we also want to enjoy travelling while we are young and don't have kids! However, it does sound like you want to take some trips that are longer than you would be able to with a W-2 job, so this may not be as helpful.

@Jordan M. My dad has been a CPA for almost 30 years now and has owned his own firm for almost 15 years while being an avid real estate investor. The benefits that I have seen are the tax savings (because he understands real estate investing and tax law) and connections. I can't tell you how many times I've asked my dad a question about a company or a job and he knows the exact person I can talk to that he has a strong relationship with already. Also, he has a ton of private lenders as clients.

I am obviously biased because I grew up with this, but I'm sure you will get a lot of great comments. Congratulations on getting your Bachelor's!

@Sarah Wagner I agree with Ali on this one, having an experienced real estate agent who is knowledgeable about investing is one of the most important people you should have on your team. 

In this situation, you need to consider if it's worth it to try to get a reduction in price. Many deals have been lost because of squabbles over small price reductions. If there were multiple offers, and you try to get the price down, they may just accept the offer right below yours.
