Thanks for the info. I totally understand that since it is an auction, the price will go up and may not ultimately meet the reserve. But, the info you gentleman have provided will help me decide if its even worth bidding on. Thanks!

Hello,

Yes, I have done a fairly thorough search at clerk of courts and have found no other liens.  The home was purchased on 3/20/2009. The balloon mortgage occurred on 10/2012. Home foreclosed on 3/1/2016 by the bank. All other recorded loans have a recorded satisfaction.  This is all great info, thanks everyone!

Hello all,

I need your guidance please!  I have found a property at auction that is a massive deal. I did my due diligence and discovered it does have a lien against the property for a balloon mortgage of ~44k.  Even with the balloon mortgage, the home is still a great deal.  If I buy this house at auction, do I immediately have to pay off the balloon mortgage or is that only due if I try to sell the house in the future?  Thanks for all of your guidance!

thanks everyone. I found my engineer on BBB with an "a+" rating. He advised me it was $250 just to come look at it. If he could figure out what was causing the cracks then he would give me an estimate to just repair the cracks. If it was not visually obvious what was causing the foundation problems he said that he would have to do an "engineering evaluation" which could involve digging up soil samples, backhoes and drilling and could possibly cost thousands more, and thats just the price for the evaluation and wouldn't include the cost for repair.  He is not only an engineer, but he is also a GC which makes me worried that he's trying to drive up the price with unnecessary work. I tried to combat that tactic with letting him know that this is a house that I'm looking to purchase. If the quote that was given to me to repair it was too expensive then I would just walk and then he would get nothing. Has anyone out there had a similar experience?

Has anyone had experience working with a structural engineer?  We are looking to buy a home for our personal residence that has major foundation cracks.  (This is a foreclosure). What did the engineer charge you?

many agents don't want the hassle of workingwith investors because it's more labor intensive. But if you can get in with a few active investors it can really be worth it!
