@Maggie Jones  Congratulations!  It is very impressive, especially in California.  Can you share how you buy properties in this crazy market?

@Amit M.  Thanks for your analysis on SF neighborhood.  I though the Noe Vs D10 Vs Mission is spot on.  Wish I was an investor when Noe was coming up!  If a moderate recession hit, do you think the new development in Bayview will hold up?

@Jennifer L.  I am noticing the one-month free a lot more from larger apartment complex.  After an aggressive promotion, the apt complex near me is offering less discount so I got two potential renters sending in their applications.  I'm waiting to see if they qualify.  Keeping my fingers cross.

@Jennifer L.  Thanks!  I found out that a new apartment building is price cutting so that's why I'm not seeing any movement.  Looks like quite a few apartment buildings are offering discount.  I have to keep checking.

The sinking luxury Condo tower of San Francisco is the latest talk of the town.  The Millennium Tower is the ultra luxury condo building in SF and residents include Joe Montana & SF Giants Hunter Pence.  It is now sinking & tilting.  I'm not sure if this mess can be fixed....

Jennifer L. Carolina Solorzano Raimondo Forlin Debra R. David Kyo Thank you so much for your advice. I had another showing yesterday and I got couple people who are interested. One couple who seems like a good fit has a 55+ pound lab. I have been researching all morning and still unsure of how the pet insurance and liability insurance. I hope one of those people who came yesterday will qualified.

Thank you very much for your input!  I showed the place to several people today and the most promising couple has a 55-pound lab.  I'm not sure if I'm comfortable with such a big dog, although I think many big dogs behave better than small dogs.  I'm just worried about insurance.  What if the dog bite a neighbor?  Do you need extra insurance?

@Debra R. What should I look for when I meet the dog?

@Jennifer L. @David Kyo  Thanks for your advice!  I'm also thinking if the tenants are good tenants, they are more likely to be responsible pet owners(hopefully).  I'll open it up for pets and see if I have better luck.

Thank you so much for your advice! I'm struggling a bit to find the right tenant. Right now, we are not allowing pets but there are still quite a few pet owners inquiring. What do you think of allowing pets?
