Hey @Kyle Milani, as mentioned yes you should setup an LLC, but your first lease will still most likely be in youth name until you build some business credit. Once you can put the lease in your business name, you should.

Hey @Daniel Boone, cute setup! You can hop on Facebook and join the "Airbnb Homes for Sale" group. I would also recommend posting in your local Airbnb host group(s) on Facebook. Just be sure you have your financials ready to send to potential buyers.

Hey Matt! San Antonio is a great market for STR, it's not seasonal and it already has regulations in place (just keep that in mind as you're looking for properties, as you'll want to verify that there are not already too many on the block face). Larger family homes with pools seem to perform very well.

I grew up 45 minutes away and went to SA a lot, so know the area well.

We‘ve been in the STR world for 5 years and purchased in SA in August. We operate our own units and also manage for others. Would love to connect!

Hey Shawn, have you already purchased a property in Bentonville? My husband and I have been here for 5 plus years, and have definitely seen the market growth. In my opinion, it is not currently worth it to purchase in Bentonville, specifically the downtown area. The listing prices and the revenue projections do not make sense. We have also done some research on properties in the area that are not downtown and they still just are not pulling the right numbers. It is a fantastic spot for STRs, but because of all the growth in the significant increase in list prices, it just does not currently make sense (at least not from a pure investment perspective). If you plan on using this as a lifestyle property then that might make sense for you. There are currently no STR restrictions in place for Bentonville. Neighboring Bella Vista and Fayetteville do have restrictions. Happy to chat more!
