Hey @Leon Lee we are in three markets have an operations assistant in all (basically a runner). We have them do quality checks after every turn, take inventory, receive supplies and restock them, run errands and any other tasks that need to get done like changing batteries, etc. We pay them by the hour depending on market $15-$20/hr. We have found good success with Care.com, our network and Facebook.

Hey @Heather McNicol, I didn't read back through the comments so this might be an old post that got bumped.

I started out doing arbitrage and have done 17 deals that way. We started 6 years ago, and I wouldn't recommend doing arbitrage unless you get a pretty sweet deal. Know your numbers religiously. Plenty of free info online, no need to pay that much money for a program. Happy to chat if you still have questions about arbitrage. We also own and manage. Feel free to reach out.

I think it's definitely a mixed bag. We are in several markets and from what I hear in one market they operate pretty well and owners are happy, and in the other markets it's the complete opposite. I think really depends on what your goals are for your involvement. I believe with Evolve the owner is responsible for guest communication and managing the cleaners. If you want to be a totally passive investor and maximize your revenue, I would recommend hiring a smaller STR management company.

Hey @Keila Pritchard, you can 100 percent self-manage remotely, the question is do you want to? We have unite 14 hours away from where we live and have self-managed for years. I don’t have personal experience with Evolve, but if you’re looking at hiring a PM, you may as well hire a full-service PM and make it a passive income.

Hey @Chelsea Price, it totally depends on your goals and if you want to deal with self-management. We have self-managed for years and our furthest units are 14 hours from where we live.

Hey @Levi Koskan, I can appreciate that. That's why we setup local teams in our markets and are involved in all of the local STR groups for our markets.
