Hi there! My wife and I currently rent out the mother in law suite of our house on Airbnb as well as the 2 remaining rooms in the main house. We also just got another house under contract to use as an Airbnb. There are no codes or laws in regards to Airbnb here as long as you own the property. Omaha is actually pretty Airbnb friendly - warren buffet suggested his stock holders use Airbnb during their yearly Berkshire Hathaway meetings! Let me know if you have any other specific questions

We have used geoff from elite exteriors for our rental properties and he has been great! Works well with insurance companies and also does siding

Antoine,

Thanks for your quick reply on this! The tenants did not treat the place very well (cat droppings, fruit flies, and water damage oh my!) and unfortunately the seller wanted to close as quickly as possible.  Rather than take the risk we decided to keep looking.

We are purchasing an investment property that we plan to use as an Airbnb rental, so we want the tenants to move out. We close on October 3rd, and the tenants lease is up October 31st.  My question is, how do we know that the tenants won't trash the place when they move out? Is there a guarantee that the tenants won't damage things or leave it really dirty? Should we wait to close until after the tenants move out?
