Tenants already in property

We are purchasing an investment property that we plan to use as an Airbnb rental, so we want the tenants to move out. We close on October 3rd, and the tenants lease is up October 31st.  My question is, how do we know that the tenants won't trash the place when they move out? Is there a guarantee that the tenants won't damage things or leave it really dirty? Should we wait to close until after the tenants move out?
