I've never seen the Teena Marie mural!  I grew up listening to her and hanging out at Venice beach every Sunday.  We were so proud that she was from our town.  lol  It felt like we knew her.

@Ali Boone  I've seen you around and was sooooo wanting you to chime in so thank you.  The referral fees is one of the main reasons why I wanted to get my license (that and I don't have anything better to do right now, lol).  You've got a good deal with your broker, I'd love a deal like that. I hope I can find one who will do that with me. 

As for my W2, some days I want out, and others it doesn't seem so bad.  I don't think I will be quitting anytime soon though because I keep hearing that you need the W2 to quality for loans.

I'd love to chat more with you.  I will reach out to you.  Will you be coming to the Summit this weekend?

PS - I was born and raised in LA (near Venice).

I want to thank my neighbor @Brian Burke for inviting me to this event. I didn't know you used to be in law enforcement. Thank you for your service... love those guys/gals. :)

@J. Martin Thanks for the warm welcome and for asking! I am brand new to investing and still formulating my strategy and business plan before I park money somewhere. Questions I'm currently asking: Do I want to start with multi-family? Do I want to do OOS? Do I want to form partnerships? How should I go about finding a team of service providers? All cash or finance? Buy/hold or BRRR? So many questions, so I'm looking forward to networking and meeting you all.

@Lionel Li Very nice to see another accountant living in a high COL area aspiring to be a REI. I think you may understand my situation very well. I will PM you. Thanks for reaching out.

@Thomas S. Thank you for your thoughtful input. I am still trying to figure out the strategy that I will take to reach the financial freedom that I'd like. I would be ecstatic if I found a deal here to get started, but I don't know if that's possible.  I have thought about the enormous pros of moving to another state where my properties will be located.  If I choose that, I could do that in about 9 months, but I must say, having lived in California my entire life, it sounds a little scary.  I'm sure I'll get over that though.

Real Estate investing IS a certainty for me. I'm just trying to figure out what will be the best strategy for me. If this works out well, I have more money to park into it. I have been in touch with HomeUnion, as far as Turnkey's go. Not sure if I'll work with them or another provider, if I go that route.

Thank you @Darius Lipsey.  Yes, the podcasts are super addicting.  They are so good, I find myself being annoyed when they interrupt my listening time asking me to work. (lol)   

Anyway, I am open to any state really.  I HAVE considered partnerships, I just don't know anyone or who to trust yet.

Thank you @Steve Kontos  for replying and suggesting local REI meetings. Earlier today I scheduled to attend the next one, which is in November. Looking forward to that. My licensing exam is already paid for and set up for October and I am prepared for it so I may go through with it, but I will consider your advice to not put too much effort into that. Thank you so much for your input, I really appreciate it. I have been listening to the podcasts during my commute and while I'm at work at my 8-5 job (lol). I feel like they tend to make anxious to get started, rather than slowing me down, especially hearing from successful guests who were similar to me in situation when they got started. I am gaining knowledge though and will keep going. As they say "You don't know what you don't know".
