Okay so, I am a renter. Didn't know where to post this, so I posted here.
Been renting a house for 8 years (I know I know, what was a thinking?). Anyway, I will finally be moving out and I'm wondering what my deposit may look like without having to ask the property manager this awkward question.
-Deposit amount: 2500
-House built: 2006
-Condition: Normal wear and tear after 8 years. i.e. dirty carpets, a few scoffs on the wall paint, no holes, nothing else broken or needing replacing.
I've never rented a place this long so I don't know what is customary for a landlord to give back after that much time. What is the landlord going to do to get the place ready to rent after me? How much time and money should I put into cleaning the place? I'm just wondering if they are going to say that since it's been so long, they need to replace the carpets, or paint or something..... and if they say that, should I even bother paying to get the carpets cleaned in order to try to get my deposit back? What do you think?

Just wanted to check in here with some fellow Detroiter's. I am reading things about the suburbs not being renter areas, but more buyer areas. What I've read is that the people who can afford to live in the nicer suburbs wouldn't be renting so much, they'd be buying their properties there. They said the renters are in Detroit main. True or false? What do you think of that?

I know how much @Joshua Dorkin loves Detroit, but in light of the recent BP article highlighting the best markets for REI, looks like Detroit is ranking pretty high. I have heard Kathy Fetke say good things about Detroit as well. I must admit, when I think of Detroit, I think of high crime and a depressed auto industry. But maybe my thinking is outdated. What do you think about buying rentals in Detroit?

I am not in Kansas, but I am looking for the same thing. Have you thought about looking at an online Brokerage in your state who only charges a fee per transaction closed? They exist.

@Jay Hinrichs True, I'm very worried about it and talk about it all the time. We are supposed to get rain this weekend and now they're worrying about toxic waste run off. My friends who's homes burned down have told me that the developers have already started coming in talking to them about buying burned out lots, but of course, the city hasn't even figured out how the clean up is going to be executed yet. Then there is the issue of a lack of contractors that have deep enough pockets to do the work ahead of time while waiting to get paid afterwards by the insurance companies. It's a mess. I'm sure some people will be moving away.

Do you mean that this house will be a flip for you?
It sounds like this house is in such bad shape that it should be wholesale rather than retail.
I'm a newbie myself, but my advice? Make the lower offer. If they don't accept, oh well, there will be other houses out there. Have faith and be patient.
I like Dave Ramsey but the only problem I have with him is that he doesn’t want you to be leveraged. He wants you to pay off your house ASAP.
