Hi Jack!! Thankyou so much. Don't be so hard on yourself ... If you've made money for your clients, then that tells me that you at least have the working knowledge of how to win in REI!! Don't allow your clients to trust you more than you trust yourself ...use your past successes for them, as fuel to motivate you. You can do it!!

 Thanks alot Jonathan...I bought my first condo 13 years ago...made great Cash flow for a good while and then decided that this buy and hold thing could really work well for me...I bought 2 last year, one so far this year and 1 more this Friday. My goal is 10k cash flow by 2019.

Hey guys. I'm new to BP and I'm so thankful for all of the insight each of you provide. I also thank God for his continued guidance in my life. I'm closing on my 5th property on friday. SFH. 65,000. Cash purchase. Rented at 1,100/month. A home just went for sale 2 doors down for 119,000. Taxes and Insurance will run about 260 per month. I own my other 4 properties outright (condos). I'm really "eeking" out this deal at the 12th hour because I'm pregnant and due in 3 weeks...with a 20 month old at home!! I'm sharing this to emphasize that when you absolutely LOVE doing something, nothing can stop you!!! Baby steps lead to leaps!! Newbies push forward...you can do it...follow your dream!! This business is incredible. I'll need to start looking into cash out refinances now because I'm running out of money so I'm looking forward to exploring that arena and learning how to leverage. I've been able to buy the properties cash from a combination of stock investments and my salary...work from home in IT...a job a love and dont plan to leave. Anyhow, before I start rambling.....thanks again guys, good luck to all.

Hey guys, how would you suggest I go about finding a private / hard money lender ? Im in fort lauderdale, fl. Ready to make my next purchase , I have 20% of the purchase price , need some help with the rest ...goal is to buy and hold...will be ae to repay the loan in 8 months.

Oh boy that's no fun. I only own 5 rentals but I bought them all cash so I own them free and clear. After all expenses, they generate about $3,200 per month. I really scored on them and thank God for His guidance every day.... I'm at a point now where I need to leverage the properties in order to purchase additional properties. Currently searching for creative ways to finance my next property.... LOC perhaps...'m open to suggestions on lenders any one may know of that I can reach out to. Continued success to you. Take care.
