Hey BP! I'm planning to venture into the fix n flip arena as soon as I can find a good deal. I own several properties as rentals but have never done fnf nor have I ever used a HML. I'm considering using LIMA ONE or SHERMAN BRIDGE LENDING anyone have experience with either of them?

Hello,

I'm looking for an investor friendly realtor in Atlanta and possibly even a wholesaler. I've only invested in South Florida to date (I own several condos) and would like to explore investment possibilities in Atlanta and the surrounding area (multifamily is my preference but I'm open to sfh). I've heard a lot about the University area and where the new stadium is being built and would like to learn more. I have a few friends who are also interested in investing in this area. We are all planning on taking a trip to ATL in October (probably late Oct) to view properties, meet with a realtor, explore options and educate ourselves on the market overall.

I personally would focus more on the numbers than the vehicle. I would 1st define the goal of the group or goals and then determine what types of investments would best help you achieve those goals.

Hey Mark...so far the condo market has been a sweet spot for me. I buy them cash because banks won't finance on such low purchase prices (45k). The HOA fees here in FL are ridiculous. For the units I own they range from 165/month to 300/month. However, I'm renting my units from 950-1150. So I'm cash flowing at least 400 per unit...600 on some. My goal is 10k in cash flow by 2022....I'm at about 3400/month now. Most don't agree with buying properties cash or even investing in condos with such high hoa's but it's worked for me this far....would love to do a flip or even look at a duplex in the near future. ...
