This unit was a new construction about 6 ~ yrs ago. Building was an old  carpet mill with rock solid charm in the 1800 and now graced with modern amenities .Ours is on the top (3rd floor.). I will definitely check the exhaust fan...long baths/ showers can be factored in ( young couple renters) 

I will see if pictures can be loaded here. I have no experience with this type of problem but oh so eager to know the root cause and fix.

Hello BP ,

Herewith is a copy of my tenant's text. She is renting one of our rentals which is on a high end complex. (High ceilings with exposed beams, 2BR 2.5 Ba, all granite counters, all hardwood....and at least 20 or so steps to go up the second floor. This is her text:

"Hi Jem, the floor near the upstairs closets is starting to rise. It is now harder to shut the door to the utility closet with the ac heating unit as well as the storage closet. Could be because of something with the downstairs shower and the moisture rising? I am not too sure. Also - I tried your solution with the vinegar in a bag but it is very difficult to do with this shower head. I don't feel comfortable with 64 oz of vinegar hanging from it. Doesn't seem sturdy enough to me."

  More info on my prop...The first floor shower has a   wrap around tile including the ceiling. I think it is Quite impossible for this to create moisture to " lift the hardwood flooring" ON the second floor,  to include the rooms a distance  away from the ist floor shower. 

AND ..  The shower head ( huge shower head suspended from the ceiling tray.... I suggested a MIXTURE of vinegar and water to clean,  when she complained that it has " mold" looking stain in the shower head. Sent her a google link to read on her own on how to maintain and to keep it clean from hard water/ mineral  deposits. 

My biggest concern is the hard wood flooring. My plan is to go there to assess the damage and primarily take pictures.  Anything else i should be mindful of and take caution in this case? I was planning to go there this Sat. but changed my mind to sooner than later. Landlords... any take on this one? This is my first " big" complain so far. To note, laundry is on the second floor.

Hello BP,

Once again, thank you all for your opinion. So amazing how everyone express their thoughts. It is all good.... no scam, no greed, nor stupid people here ;)  We are very lucky to own great rentals in great areas, attracting highly academic students, with good taste, ( I must say) whose parents are lawyers, etc. The upfront payment was brought up so I posted in BP for opinions. Thank you. Very interesting group. Love how each RE background coils together here in different scale. I appreciate all the feedback. Our experience RE agent/ broker/investor handled everything well. Lease is drafted and all are in agreement. Cheers.

Hi all,

Many many thanks for taking time to reply. All ideas taken and absorbed.  They are smart kids with professional parents. Anyway..one of the proposal is bank to bank transfer. I will provide the ( rental) bank and account number. Bank state absolutely safe. Kids did not want any worries per month since it will be a busy year for them. Worried it will be late, worried if it will get lost in the mail, etc. They reviewed the lease thoroughly, renters insurance and all with my name in their policy as 3rd party. Parents have seen the house as well. I'm lucky to be in this BP forum and lucky to have an experience RE agent working with me to make sure we will do well with renting. Thank you everyone!

@James Wise parents are co signing and all credits are over 800. 

@Percy N.  No subletting in the lease. Rental is not within Temple or university city. 

@Account Closed  What would the red flag be and what sort of problems? Academic kids, polished and well mannered they seem to be, with good parental support.

New student renters graduating next year will pay upfront x13 mos' rent and water bill ($75.00/ mo). ( they will pay all utilities). Will reimburse water fee if they overpaid at lease' end. Anything else we need to be considering with this rental term?
