@Don Konipol, Thanks, Don. You are probably correct. It seems my broker is more concerned than necessary. If the posts are about project progress and not solicitation for business, there should be no issue.

I hold a Florida real estate license. With the requirement to disclose this, how do you advertise and create social media posts? I am more concerned about social media posts, as there is no real way to add the required information without turning every post into an advertisement, as compared to sharing real estate information or deals we are working on. I know there are a lot of agents who are active investors. What are you doing?

@Brandon Croucier, thank you. That would be a little higher than I would care to pay.

I understand that, and yes, I would prefer to protect my current rate, but that may not be an option. Thanks for the insight.

Are there any banks offering a HELOC on rental units? We have a single-family long-term rental in Port Charlotte that we'd like to keep the current mortgage rate, but we do have some equity we'd like to have access to.

I am doing my first JV deal on a small single-family in Florida, does anyone have a sample JV agreement they are willing to share?

@Ed O.

I am honestly surprised that there were no more comments on this question.

I was looking to add one of these services and was hoping someone could provide good and bad feedback on them.

I am a Property Manager in Punta Gorda. Without a little more detail, it's hard to answer your question, "Punta Gorda" covers a large area and, depending on where will make a difference. Downtown proper that's an awesome price, and Deep Creek that's a good price. North on 17, it could be okay. Punta Gorda Heights, you may want to take another look. I'd be happy to answer any detailed questions you may have. Good luck overall it's a great place.
