Besides the BiggerPockets conference (which is fantastic, and I wish they would announce where and when soon), what other similar type conferences do you recommend for 2022

Thank you, after I posted and reread my message, I realized that the search area was vague; I am looking more in the two states mentioned; I already have properties in both. The area generality was more of a question about LLC's and did it matter what state you set it up in? Regarding the bank, is adding an LLC to a loan an issue, or is this something they do regularly and assume that since it will be a commercial real estate loan, there will be an LLC?

Walk me through the order of organization for the purchase of a small multi-family home (10-20 units)

I have purchased several single-family, commercial, and duplexes before and have always taken ownership in my name. I am setting myself up to buy a larger unit soon and want to do so in an LLC. I also need to show proof of funds or have a preapproval letter.

What comes first, identify the property, then the LLC, and then financing approval? Or the LLC, preapproval and then find the property? And does it matter what state the LLC is in? I live in Florida and am looking east coast from Pennsylvania to Florida

We have started to add an addendum to our leases, in short it says we will not repair or replace washer and dryers. If it has it when they move in great, but we no longer furnish them or replace them. My recommendation would be to buy a used washer only and try to work your way to the end of the lease. Then add the addendum when you renew the lease or place the next tenant.

Thank you all for the clarification. I understand the rent skimming that is taking place and I am not interested, but is there anything wrong with taking a property “subject to” and trying to do a work out with the lender(s)? And can anyone give me any great insight into this process? And yes I am a newbie.
