Does anyone have any data on how fast renovated homes sell compared to homes that need updated?

I'm looking for a good real estate tax accountant to help with my returns.  Any suggestions is appreciated. 

What's the going rate for borrowing private money?  The agreement is 24 months but the borrower is looking to payoff closer to 8 months.

Does anyone have any tips or suggestions for becoming a hard money lender? Everyone says to do the proper due diligence. I’m looking for suggestions on steps to take to protect myself.

I'm just getting started and quickly realize that I have too many things going on at the same time.  Does anyone have any tips for managing leads with MS Outlook, excel or Trello?  I love Trello but find that it doesn't give me daily reminders on what to do on what days.  Any suggestions are appreciated.

We're looking at a property that's bank owned and has been vacant for 3 years.  The house is in such bad shape that the insurance company recently made the bank replace the roof.  The bank declined our offer with no counter offer.  This was the 6th offer in the past 45 days since the property has been back on the market.  What's the best method to get the bank to understand the poor condition of the property isn't going to bring what they feel it should?  Better question....what's the best way to buy a property from a bank?
