we are working on several REOs at the moment. I have a neighbor in my subdivision who is due to be foreclosed in April. I approached him about buying, but he said he wasn't going to let me 'steal his house'. Anyway, hence my questions about Fulton county. Maybe I could get it for a steal at the auction.

how do you bring a cashiers check when you don't know how much the final price will be?

Looking for information on making a bid on courthouse steps. If you win the auction, are you expected to have payment ready at that time? Or do they expect some sort of earnest money deposit in the form of certified funds and then you have some time to bring the rest of the money? Trying to understand the process. Thanks.

There actually is....I was an appraiser for about a year 12 years ago....there is a service at least in Georgia where apprisers share not all but limited information from their appraisal work with other appraisers. I just cant recall the name of it.

anyone know the name of the service/website appraisers use to record appraisal information?  In conjunction with sharing your appraisal information, you get access to other appraisers home appraisal information.

We had an appraiser come back with a opinion less than the sales contract price....about 1% less than that of the contract price. She used comps that were of neighborhoods of lesser quality and she also place weight heavily on a 3 bedroom vs our 4 bedroom. There are no recent sales of houses within the neighborhood we are selling. 

Anyone have experience with countering the opinion of an appraiser on their choice of comparables?

My business partner is a neighbor to the real estate agent who knew the former owner who was out of state and knew he was in preforeclosure. The deal was handed to us on a silver platter....right place, right time, right frame of mind.
