Short Sale, Rehab to Contract in 60 days

A friend an I purchased a short sale property in Alpharetta and dropped 40k in improvements and within 1 week of posting on zillow on a forsale by owner, we had 2 offers.  We had a tough day of negotiating but have a binding agreement and will close in February. This is fun stuff!
