I do hate to say, but I agree with the author. No whether it gets as bad as he says, that I do not know. But I will say this the dollar will crash. It is simply a matter of time. This cycle of over extend the governments has been going on for 2000 years. Having said all this I have eight rental properties fully paid for and I will enjoy the cash flow as long as we have it!

I have been doing this for 41 years now. Back in the 70s I would buy and very very bad neighborhoods and rent only to Hud tenets. It was very very profitable. But even with my size I am 6 foot five and 250 pounds and work out five days a week, I would never go to these places at night. If you were hungry enough you can make money there to jumpstart a portfolio. I have not done Bad neighborhoods since the 1995

I know a lot of people will tell you to refinance and buy more, but I'm 65 years old with a paid for properties. Are usually make about 60 or $70,000 a year on these units. I am retired from my former business and this allows me to live very well without touching my investments. I will do this for many many years. Good luck whatever you decide
Yes, I put one in last year in New Jersey. This is a tough town for permits so I had to get them. Plumbing and electrical. Then of course the county was aware so they raise my taxes about $200 a year extra. But I did make a long-term tenant very happy. That is hard to put a price tag on.

I have been a buy and hold investor for 40 years and 2 months. I am retiring from my car business in  2 years and plan to be a landlord for 10 or more years. I need to work some just to part of life!! Plus I also like money!!
