Ok I do the same buy and hold as well and that definitely works there. It’s such a small compact city the only area of concern is the south side. However crime is actually much less there than say Wilmington De and Reading has 30 k more people. Lancaster used to have alot more crime 20 yrs ago and it turned and now im seeing the same things happening in Reading not to mention we know the rental market there has been amazing we get great tenants who pay only 1 or 200 month less than apartments rent for in lancaster. I could go on but i hate typing lol so if you are in town and would like to have coffee with us i would be happy to provide you with the answers to the test

I am a Small multi investor in Reading Pa looking to network with or help others in Reading /Lancaster Markets. I have lived in these 2 small Markets my entire life. I currently operate a mom and pop rental business in Reading with my wife where we provide an alternative to the slum lord business model that has existed in the Reading market. Good management and fresh clean apartments bring top of the market rent to a re-emerging work force ready to serve the warehouse industry in a once great industrial railroad city.

I am an investor in Reading. I live between Reading and Lancaster and own several small multifamily buildings in the city of reading. Initially wanted to start in Lancaster but found reading much more accessible.

Where are all my fellow investors in Reading PA? Is Reading-phobia still a thing? Cash flow needle in the haystack!

    Hey there, I seen your post and I have lived and worked construction in this area my whole life. I no longer work construction and now invest in Reading full time. Ive looked at Allentown and Harrisburg even Lancaster however when it came to cash flow and market consistency Reading wins hands down. I now own several small multi family buildings there. I feel like Harrisburg and Allentown preform more like Philly very street to street but Reading is much more consistent in that respect while Lancaster is the appreciation play

I am a small multi investor 2- 4 unit properties and i have 2 duplexes and a triplex and only started 3 years ago. I am familiar with Chambersburg Pa as all my properties are in reading about 2 hours from you. I have traveled to Chambersburg for work many times down 78 to 81. the first thing you need to do is get real with yourself. are you able to stand in conflict and contain your emotions or are you prone to avoiding conflict and easily emotional. If you are the type to be able to handle the heat from tenants spouting off at the mouth and through text then you can manage property. The rest is just learning the law and being extremely hands on. This is my management style in a very class c city. I find that my rents exceed expectations and pa has very friendly landlord laws. Jump in and take action manage yourself first because a lot of property managers will require management anyways
