Post: Q? | In-accurate details on recently issued homeowners insurance policy

What is best practice for correcting details on a recently issued homeowners insurance policy? The property was renovated a few years ago (we purchased in February 23) and the details are incorrect. List of issues:

1. Current home is approx 3500 sf of finished space. Policy states 1450 sf.

2. Current home is finished basement and main level. Policy states unfinished basement.

3. Current home has no garage. Policy states attached 1-car garage.

My (Spock-ish) logic tells me that you need to insure for what the property actually is, not what the insurance company thinks it is. I would assume the annual cost would also increase, but not sure by how much to anticipate.

Advice?

Many thanks!

Jeffrey

Hi all, seeking recommendations for Atlanta area CPAs that have experience in STR to LTR management. Thanks!

New to RE investing.

My gut tells me that the continued development of the Beltline, and it's ultimate paved connection to the Silver Comet, are lifting values within walking (1/2mile) of said trails. With that thesis, do the outer communities along the Silver Comet forecast to experience a bit more elevated "lift" over time as a result of the connection completion with the Beltline (Smyrna, Mableton, Powder Springs, Hiram, Dallas, etc)?

a) is it a value add over the long-haul (10-20 years)?

b) is it a value add for LTR homes within a 1/2 mile of the Silver Comet?

@Henry Clark thank you and everyone else on the thread.

As a heads up, not commercial, residential areas adjacent and near-adjacent to Microsoft's new 90-acre ATL campus seem to be in the same situation the Old 4th Neighborhood was 15 years ago before Ponce City Market came online. That's my "tip" for y'all sharing your knowledges. Thanks.

New here at Bigger Pockets. Lifelong interest in land use and development. Georgia is my 14th residential state in my 58 years.

What impact is the change, globally, in supply chain services, on commercial + industrial here in the States? Listen to Bloomberg any day now and the journalism drumbeat is constant that companies are shortening supply chains away from Asia (China) and bringing them closer to the US Mainland. Thoughts?

My wife's dad manages 230+ agents for a brokerage in NE FL and he flatly says, "buy dirt".

Happy new year. JJK
